2012 LAKE KEOWEE REAL ESTATE SALES

                 2012 Lake Keowee Waterfront Home Sales as of 10/18/2012

 

Lake Keowee Real Estate Buyers are seeing Great Deals in 2012.  Average Sale prices have declined significantly from $903,778 in 2008, $745,200 in 2009, $703,563 in 2010, $705,027 in 2011, and now to $655,000 so far in 2012. Already in 2012, more homes have sold then the entire year in 2011. In my opinion, that means prices are leveling off and Buyers want to jump on the bandwagon before prices change.

 

Here are some statistics on Lake Keowee Real Estate activity for 2012 (source: SC Western Upstate MLS and does not include FSBO and non SC Upstate MLS listed properties):

LAKE KEOWEE REAL ESTATE SALES RESULTS FOR 2010

Good news - Lake Keowee Real Estate Sales saw a 23% increase of “dockable” waterfront homes sold in 2010. Waterfront Home Buyers found great deals in 2010. Average Sale prices declined significantly from $903,778 in 2008, to $745,200 in 2009, and to $703,563 in 2010. It’ll be interesting to see if 2011 continues that trend or whether we’re at the bottom. What do you think?

Lake Homes are Still Selling

Homes on the lake are still selling, but Sellers are finding that Buyers want huge discounts. And, lake home owners are starting to get the message… if you really don’t have to sell or want to sell “real bad”, now may not be the best time to put it on the market. The days are gone (at least for a while) where overpriced homes are on the market, “just to see if someone will bite”. They’re not biting, and if they did, appraisals aren’t supporting prices that are above, hard to find, comparables. 

 

See for yourself! Listed below are links showing the actual waterfront homes sold and under contract since July 1, 2009.  Pay close attention to the difference from the Original List Price to the Actual Sales Price. What use to be 95 – 98%, is now 80 – 85%.  It’s definitely time to buy!

Lake Keowee 2008 Waterfront Home and Lot Sales

Lake Keowee, just north of Seneca, South Carolina, still reigns as one of the most premier lakes in the Southeast. People ask, what is the difference between Lake Keowee and Lake Hartwell? As you may know, Lake Keowee is not as big as Hartwell, but many Keowee home owners find that there’s a different culture, a different look, a different price, and a big difference in the way it’s managed. Lake Keowee is managed by Duke Energy. Rick Spruill, wrote a good article in the Anderson Independent-Mail on December 27, 2008, Keowee and Hartwell: Drought brings differences to the surface. Rick does a great job in explaining how each lake is managed. As for me, I love both lakes ….. cause I’m a lake guy.
