Lake Hartwell 2008 Real Estate Sales

Wow! Have you been watching the lake level since we’ve had some rain in the last few weeks? In September, Larry Orr from the US Army Corps of Engineers, said that "if we didn’t have much rain that the lake could be down 28 feet or more". As of the newspaper today, January 7, 2009, the lake is down only 18 feet and probably will improve by a couple more feet within the next week. As lake property owners and stakeholders, we shouldn’t let our guard down. I urge you to stay in touch with the “Save Our Lakes Now” program, and notify our government leaders and the US Army Corps of Engineers that we want more attention and focus on getting and keeping our lake to full pool. Juan Brown wrote an interesting special column in the Anderson Independent Mail, January 4, 2009, When lakes reach full pool again, what then? I urge you to read it.
 
Here are statistics for the 2008 “waterfront” Real Estate activity on Lake Hartwell. This list does not include condos and townhomes (Based on information from the SC Western Upstate MLS from January 1, 2008 through December 31, 2008, and does not include FSBO and non Upstate MLS listings):

When you hear someone say “nobody’s buying lake property” that’s not quite true. As you can see by the figures below, there are still deals to be had. Buyers are few and far between, but those that are realizing their dream of owning their own “little slice of heaven” are doing so at great prices.

Lake Hartwell 2008 First Quarter Real Estate Sales

Thanks to recent rain, the lake level is only about 9 feet down from full pool and rising. And, like the weather, lake property buyers are warming up and getting more serious about their search. This is welcome news and hopefully the start of a great trend.
 
Here is the 2008 First Quarter “waterfront” Real Estate activity on Lake Hartwell (source: SC Western Upstate MLS and does not include FSBO and non Upstate MLS listings):

            Average Days on the Market – 139
            Average List Price - $507,230
            Average Sale Price - $475,406
            Sale vs. List Price – 93.4%

January Lake Hartwell Waterfront Real Estate Activity

If you haven’t checked out South Carolina’s new website about buying now in the Upstate it’s worth your time. Like I said before, if you’re considering buying lake property, don’t let this market slip away. Prices may be at the bottom, interest rates are low, and home and lot inventories are setting record highs.
 
Here’s the last 30 days of “waterfront” activity on Lake Hartwell (source: SC Western Upstate MLS and does not include FSBO and non Upstate MLS listings):
 
Homes Sold (includes SF, Condos/Townhouses) – 10
            Average Days on the Market – 114
            Average List Price - $406,070
            Average Sale Price - $396,750
            Sale vs. List Price – 97.7%
 
                        Note: 7 of the 10 homes sold were Condo/Townhouses
 
Waterfront Lots Sold - 3
            Average Days on the Market – 495
            Average List Price – $228,333
            Average Sale Price - $204,333
            Sale vs. List Price – 89.5%
 
It’s interesting to note that with only 13 properties selling last month, that there were 170 new lake home and waterfront lot listings. When is the best time to buy lake property? I’d say now….”they’re not making any more of it”.

While the Lake is Down...Let's Cleanup the Ground

Keep America Beautiful (KAB) of Anderson County is sponsoring a Lake Hartwell shoreline cleanup event in preparation for the 2008 ESPN BASSMasters Classic to be held on the lake, February 22 – 24th. Interested participants are invited to contact the KAB and Anderson County Waste and Environmental Enforcement departments at 864-260-1003, and let them know of your interest.
 
On February 25th they’re also inviting participants to a Volunteer Recognition Luncheon at the Civic Center of Anderson, from 11:30am – 1:30pm.
 
With the lake level down, it’s a wonderful opportunity to clean up the lake, and show all of the fishermen and the ESPN viewers what a beautiful lake we have. I hope to see ya’ll out there.
 
Good Day! Wow, it’s almost Christmas. Doesn’t it seem like we just celebrated Christmas?
