New Lake Lanier Waterfront Townhouses Planned

Congratulations to Barkley Geib, owner of Lanier Harbor Marina, for breaking ground last week for 114 new Townhouses at the Marina site off Buford Dam Road. Lake Lanier has dire need for this type of new developments. Many out of State buyers will welcome this new addition to Lake Lanier and north Georgia. The location is perfect, close to Atlanta, the Mall of Georgia, the Georgia mountains, great restaurants, and local lake activities (rafting, golfing, boating, and fishing).
 
The Atlanta Journal-Constitution (AJC) had a great article Saturday, December 22nd telling about Barkley’s plans and also about waterfront home sales in 2007 compared to 2006. Julie Hairston, from the AJC, stated in the article, “Despite drought, optimistic buyers crave lakefront homes, driving up the average price compared to last year”.
 
It’ll be fun to watch this new development take shape. This location is where we stored our Sea Ray and enjoyed the lake, restaurant, and family get-togethers. That is, until my son sank our boat at the dock. He forgot to put the plug in before taking the boat out for wake boarding. It’s a funny story now, but it wasn’t back then.

Recent Lake Hartwell Waterfront Activity 12/29/07

Good Day! Christmas is only two days away. I guess I’d better get to the Mall. If you haven’t checked out South Carolina’s new website about buying now in the Upstate it’s worth your time. Like I said before, if you’re considering buying lake property, don’t let this market slip away.
 
Here’s some recent (last 7 days) “waterfront” activity on Lake Hartwell (source: SC Western Upstate MLS and does not include FSBO and non Upstate MLS listings):
 
Homes Sold (includes SF, Condos/Townhouses) – 6
            Average Days on the Market – 101
            Average List Price - $542,266
            Average Sale Price - $511,666
            Sale vs. List Price – 94.4%
 
Waterfront Lots Sold - 2
            Average Days on the Market – 40
            Average List Price – $264,000
            Average Sale Price - $226,500
            Sale vs. List Price - 85.8%
 
It’s interesting to compare average sales on Lake Hartwell compared to other lakes, like Lake Lanier. An article in the Atlanta Journal Constitution, Saturday, December 22nd, stated that Lake Lanier’s 2007 average waterfront home sales rose to $655,000 over $631,000 in 2006. I think that’s impressive, considering we’re in a drought and the overall metro Atlanta market fell close to 15%. When is the best time to buy lake property? I’d say now….”they’re not making any more of it”.

Will Lake Hartwell be at "full pool" by April?

Wednesday, December 12th, I stopped into the U.S. Army Corps of Engineers office in Hartwell, Georgia, and met with Ken Lloyd (one of the Rangers that work the southern part of the lake). Ken was very helpful in answering many of my questions regarding permits and their current status. I strongly suggest, if you have shoreline questions or issues, meet or call your assigned Ranger. They’re easy to work with and can save you time, headaches and money by educating you on the rules and guidelines for utilization of the Lake Hartwell shoreline.
 
After asking more than a dozen questions, I saved the best for last… Will the Lake be at “full pool” by April? Ken smiled and answered, “It depends on how much rain we get”. At least he didn’t say…“no”.

New Resort Planned for Lake Hartwell

What are your thoughts on a new 325-acre Resort on Lake Hartwell? According to Tim Smith in The Greenville News on December 12, 2007, there are plans for a large facility that would include a Golf Course, Lodge and Cabins, and a Restaurant just off Highway 85, and exit #1 in South Carolina. Currently the State is leasing this land from the Federal Government and hopes to extend it so it can start the development stage.
 
I would think that many locals around the lake would have different views on this project. Some would feel that the lake is busy enough without adding more traffic and congestion. But I think the majority of folks will look forward to having an upscale facility on the lake, with all of the amenities that it will bring.

Good Day!  Have you finished your Christmas  shopping?  Well, as you can see by the statistics below, sales activity on the lake is starting to slow down for the Holidays. I expect we’ll see an increase in sales shortly before Christmas, then very little until after New Years. If you’re considering buying lake property, don’t let this market slip away.
