US ARMY CORPS TO SLOW FLOW RATE FROM LAKE HARTWELL

Here's an interesting email that I received from Save Our Lakes Now concerning the lake levels and flow from Lake Hartwell and Thurmond:

The Corps is proudly announcing that they plan to go to 3100cfs release rate out of Thurmond shortly when the lake hits 14' below full pool. This is fine compared to any other options we have now but this is a real miscarriage of their responsibilities if you look at what they have allowed to happen.  In order to keep our lakes at reasonable levels the Corps needs to drop release rates to 3600 cfs (3100 in winter months) anytime the lakes are 2' below full pool.  Instead the Corps is waiting until the lakes are down over 14' and virtually destroyed before they do this.

The argument the Corps keeps giving is that people downstream would be hurt unnecessarily if the rates were decreased before now.  Not true.  Not one single stakeholder on the river had problems with operation at 3600cfs for over 12 consecutive months in the drought of 2008-9.  The only people who complained were environmental groups expressing concern that problems MIGHT occur at this low a flow to the river. 

There are a number of very strong arguments to counter holding flows up because they MIGHT be a problem. 

  1. If a REAL problem occurs the release rates can be increased when that happens
  2. Nature only provides 3600cfs input averaged over a year so anything higher than that is man trying to one up Nature. Man just isn't that smart.  Smoothing out flooding and the severity of the driest parts of droughts makes sense but trying to generate water out of thin air does not.
  3. Water is one of our most precious commodities.  It ranks right up there with air.  Deliberately throwing fresh water away by releasing more to the ocean than nature does is criminal and needs to stop.

These challenges are taken care of by simply dropping releases to 3600cfs (3100 in winter months) whenever the lakes are down 2'.  No more water is going to the ocean than nature requires.  No one is harmed downstream based on past experience.  And true balance between the lakes and the river is achieved (i.e. neither the river nor the lakes are getting more water than the other).

2012 LAKE KEOWEE REAL ESTATE SALES

                 2012 Lake Keowee Waterfront Home Sales as of 10/18/2012

 

Lake Keowee Real Estate Buyers are seeing Great Deals in 2012.  Average Sale prices have declined significantly from $903,778 in 2008, $745,200 in 2009, $703,563 in 2010, $705,027 in 2011, and now to $655,000 so far in 2012. Already in 2012, more homes have sold then the entire year in 2011. In my opinion, that means prices are leveling off and Buyers want to jump on the bandwagon before prices change.

Real Estate has been very interesting lately. I've actually had one of the best 9 months since I entered the Real Estate field in 2004. My Dad used to say, "If you do the right things, and do it enough, eventually things will come together for you". Short sales, foreclosures and distressed properties are still ruling the market, but Buyers are getting great deals on Resale homes where Sellers have become more realistic on pricing.

LAKE KEOWEE REAL ESTATE SALES RESULTS FOR 2010

Good news - Lake Keowee Real Estate Sales saw a 23% increase of “dockable” waterfront homes sold in 2010. Waterfront Home Buyers found great deals in 2010. Average Sale prices declined significantly from $903,778 in 2008, to $745,200 in 2009, and to $703,563 in 2010. It’ll be interesting to see if 2011 continues that trend or whether we’re at the bottom. What do you think?

Lake Homes are Still Selling

Homes on the lake are still selling, but Sellers are finding that Buyers want huge discounts. And, lake home owners are starting to get the message… if you really don’t have to sell or want to sell “real bad”, now may not be the best time to put it on the market. The days are gone (at least for a while) where overpriced homes are on the market, “just to see if someone will bite”. They’re not biting, and if they did, appraisals aren’t supporting prices that are above, hard to find, comparables. 

 

See for yourself! Listed below are links showing the actual waterfront homes sold and under contract since July 1, 2009.  Pay close attention to the difference from the Original List Price to the Actual Sales Price. What use to be 95 – 98%, is now 80 – 85%.  It’s definitely time to buy!

Keller Williams Realty Plans New Office In Anderson

Keller Williams Realty (KW) is in the planning stage of opening a new office in Anderson, South Carolina. Tommy Stevenson, Team Leader in the Greenville, SC KW office, will be the new Operating Principle (OP) for the office and the Western Upstate area. The Market Center will be called Keller Williams Realty Western Upstate.

 

Terri Anderson, from Terri’s Team Real Estate, will be the Broker in Charge (BIC) of the office until a new Broker and Team Leader is announced and trained. The main office will be located at 4107 Liberty Hwy in Anderson.

 

Tommy estimates that by the time the Market Center opens, sometime in September, there will be over 60 Real Estate Agents committed to the new office. Plus, he added, as with most KW Market Centers, he expects this office will be profitable in its first full month of operation. All of this coming at a great time, as Real Estate activity appears to be heating up in the Lake Hartwell and Lake Keowee areas.

 

As you can imagine, Real Estate Agents all over the Upstate are setting new goals and looking for new opportunities. Lake Keowee 2008 Waterfront Home and Lot Sales

Lake Keowee, just north of Seneca, South Carolina, still reigns as one of the most premier lakes in the Southeast. People ask, what is the difference between Lake Keowee and Lake Hartwell? As you may know, Lake Keowee is not as big as Hartwell, but many Keowee home owners find that there’s a different culture, a different look, a different price, and a big difference in the way it’s managed. Lake Keowee is managed by Duke Energy. Rick Spruill, wrote a good article in the Anderson Independent-Mail on December 27, 2008, Keowee and Hartwell: Drought brings differences to the surface. Rick does a great job in explaining how each lake is managed. As for me, I love both lakes ….. cause I’m a lake guy.
